The new owner did nothing. Just had a cleaning crew come in. NO updates at all.
Put the house up for rent and a nice family with 2 little kids moved in.
The family did yard work and since the guy was a plumber, they did some improvements for free, because the owner never sent anyone to do repairs.

Now, less than a year later, the house is for sale.......for 140 grand more than the owner paid!
The renter didn't do a hundred grand worth of improvements. He cut back shrubs and got things working.

Right now you can get a very livable house for that much money. This is a total handy man special.

I think most people who try to get rich quick in real estate are nuts, but apparently it succeeds enough and some people think that they are the savior of society(yes I actually had someone say that to me - that normal people shouldn't be allowed to own houses so that the real estate investors could have them). Unfortunately, our new landlord is a get rich quick with no work kind of guy.....

We have two kinds of landlords here and if the house/apartment is old enough it's really easy to tell which one you are dealing with.

Type 1 treats the apartments as "supplemental income" or as a business. These guys keep their places up and are very choosy about who they rent to and they tend to have absurdly restrictive contracts (I saw one that required the use of floor guards for any chair with wheels, ie no wheels in contact with the carpet).

Type 2 is the get rich from real estate kind. They don't care who you are or what you do, as long as they can rerent as soon as you are out and often will "find extra fees" if you don't find them a new tenant when you leave. They won't fix anything as long as they can get away with it, but they also don't care what you do as long as the cops don't get in their face about it. Their places are death traps on good days.

That landlord would have imploded the first time we turned on the stereo.

They fall under those categories. A lot of the older houses here have apartments in the basement. We looked at several, some really good, some really extreme like you mentioned. Most are Type 1s with really nice places just wanting extra income, while maintaining the places really well and building equity in them.

I was playing a brain game (like I sometimes do on my blog) and was thinking what the world would look like if you couldn't rent to anyone without a permanent address for more than a year. Would that actually open up lower cost housing in more places or would people just apartment hop and things stay as inaccessible? Here we have a huge gap between rentals and houses, rentals are small and prolific, but houses tend to be really large and require large downpayments that are inaccessible for anyone less than a University Professor (college town, not a great variety of jobs)... as a result a lot of people rent. Most rentals are tailored for college students, but because houses are expensive for the avg pay rate, many families have to rent a place 50-75% smaller than what is available for sale and pay 75% of what those bigger houses cost in a mortgage (ie they get ripped off) and they don't build any equity so they have nothing to fall back on in an emergency.

anyway, it was just a brain game for ways to get builders and developers to see the permanent small house market.... but maybe there isn't one, who knows, I guess.

I agree! It's nice to have good news.

I'm really amazed at how well my dad is doing with working nights full time and daily chemotherapy. He got a new CPAP and that added quality sleep seems to be offsetting any tiredness from the radiation. I'm so amazed. I feel so guilty living so far away at times like this, but things are going smoothly.

I haven't asked my mom, but I think the answer would be no more than usual ;)

He is working a lot of days off and actually got recognized for putting 9.5 hours in on a night off.
